Há quem diga que antes da mudança é preciso um retoque ou outro para deixar o imóvel com a cara do morador. Foi pensando nisso que o técnico em química Cleiton Rocha resolveu dar uma geral no visual da casa que comprou em  Ipitanga. Contudo, depois de um rápido bate papo com a calculadora, Cleiton percebeu que precisaria de uma “força” para fazer a reforma.

“Como eu tinha acabado de financiar a casa e já estava com custos de mobília, lembrei que o gerente do banco falou sobre o financiamento para reforma”, explica. Ele acabou pegando um financiamento de  R$ 30 mil. “Foi ótimo, pois para pagar mão de obra precisa ser com dinheiro vivo e material a gente acaba achando espaço para negociar. Se pagasse tudo isso no cartão, ia acabar gastando muito mais”.

Financiar  reformas ou construção é uma das principais alternativas para quem vai dar um trato na casa, mas já está apertado com as finanças e busca fugir das taxas, normalmente mais caras, de modalidades como crédito pessoal e o cheque especial.

A modalidade também é opção para o cliente evitar comprometer os recursos próprios e destinar o dinheiro que está guardado para a compra de itens de decoração ou eletrodomésticos. Porém, como toda operação de crédito, o financiamento deve ser planejado para evitar que, junto a outros custos, acabe se tornando uma bola de neve.

Dependendo da linha de financiamento e da instituição escolhidas, é possível utilizar os recursos para compras de materiais como telhas, tijolos, pisos, janelas, pintura, caixa d’água, piscina, móveis planejados, sistemas de geração solar e iluminação para o imóvel, além de destinar também os valores de crédito para o pagamento da mão de obra.

Economista-chefe do SPC Brasil, Marcela Kawauti explica que, assim como qualquer linha de financiamento, o interessado deve estar atento ao planejamento para não ter dor de cabeça no futuro. “O financiamento para reforma na maior parte das vezes é mais vantajoso do que o empréstimo convencional por conta da taxa de juros, contudo, o maior perigo é se empolgar e acabar gastando mais do que deveria”, explica.

“O planejamento segundo a especialista começa a partir do detalhamento da obra. O tomador de crédito deve examinar cuidadosamente cada intervenção que será feita, quantos cômodos serão reformados e o tipo de material que será utilizado. O segundo passo é escolher a melhor linha de financiamento e a instituição financeira, analisando as taxas, prazos e valores máximos ofertados.

Por fim e não menos importante, ela orienta que é preciso considerar se todas as etapas da obra precisarão do crédito. “Uma boa alternativa é tentar negociar a mão de obra através de recursos próprios e comprar o material de construção através do financiamento e vice-versa, pois assim o cliente reduz o compromisso com o banco e pode evitar  dificuldades futuras com as parcelas”.

O consumidor deve verificar bem as taxas antes de iniciar o financiamento, contudo, existe uma série de outras regras que também devem ser analisadas. O Crédito Imobiliário para Construção Bradesco é exclusivo para construção.
Já o Construcard, da Caixa Econômica Federal, só pode ser usado na compra de material de construção em lojas conveniadas. No caso do Crediário Material de Construção, do Banco do Brasil, o recurso também só é disponilibilizado com a finalidade da compra de materiais de construção. Já o Sicredi Reforma e Construção permite flexibilidade para que o cliente possa pagar a mão de obra com o crédito.
